Concerned Santa Clara

Long time no see. I have not blogged about Bay Area and predominantly Santa Clara county real estate since a long time, probably too much time. In mean time the wonderful real estate sites appeared. One of them Concerned Santa Clara covers high-density development in Santa Clara namely Fairfield Residential’s plans for the graffiti painted Kaiser site at 900 Kiely Boulevard and Santa Clara Square on the property currently occupied by Kohl’s at 3700 El Camino Real and Lawrence Expressway.

Pruneridge Villas Santa Clara

Not sure if there was an official groundbreaking ceremony for new Santa Clara’s eight townhouses by Rockwell Homes, on the lot previously occupied by Biryani Junction and BBQ restaurant located between Oakridge apartment complex and Chevron gas station and service center. Not long ago the 2,000 SF building at 3625 Pruneridge Avenue, Santa Clara served as 7-Eleven, a little bit later as Quick Grocer convenience store and finally gone after being nice restaurant for a few years. As you can see from the picture taken from the corner of Chevron premises toward Enclave Santa Clara the work has started.

One of the strength of a new small Rockwell Homes community is location within Cupertino Union School and Fremont Union School Districts. Kids will attend Eisenhower Elementary school (API 893), Hyde Middle school (API 829), Cupertino High (API 817) together with children from Enclave Santa Clara single family homes.

Enclave Santa Clara

The sales office of the Enclave Santa Clara will open in 2007 at 496 Norwood Circle, Santa Clara, CA 95050. 35 single-family two- and three-story homes with attached two car garages located near the intersection of Pruneridge Avenue and Lawrence Expressway. Residents on the $39 million development would send their kids to the well-regarded schools of Cupertino Union School and Fremont Union School Districts namely Eisenhower Elementary school (API 886), Hyde Middle school (API 828), Cupertino High (API 821). The API scores were taken from 2006 Academic Performance Index Growth Report.

Location: On the other side of the 3600 Pruneridge Avenue, Enclave development faces 266 units Oakridge Apartments and Chevron gas station. Last year the Biryani Junction and BBQ restaurant located between apartment complex and gas station was stripped of everything and a fence installed around the property. This small structure has served deferent purposed over the years. It started as a 7-Eleven store, later it was a Quick Grocer convenience store. In January 2007, Planning Commission of Santa Clara recommended City Council to approve construction of 8 attached townhomes by Rockwell Homes, on 15,005 square foot lot in conjunction with the demolition of an existing restaurant building at 3625 Pruneridge Avenue.

New townhouses in Santa Clara

Last weekend I went to Costco on Lawrence Expressway to buy some food and cheap gas and passed by the pail of ruins near the intersection Pruneridge avenue and Lawrence expressway. Not long ago in July the fire tore through abandoned office buildings at 3600 Pruneridge ave in Santa Clara and scorched nearby trees. The buildings were slated for development of residential property. The cause of the fire was considered suspicious and remains under investigation. The homebuilding firm Silverstone Communities (the same company which build Villagio condos in Cupertino) plans to build on the former commercial parcel 31 single family homes and two duplexes totaling 35 four bedrooms units with attached two-car garages on 2.43 acre parcel. The first homes are expected to be available for sale in fall 2007.
